I was a conveyancing solicitor before I retired and like to think I know the level of service most estate agents provide.

C&L however did so much more than the average estate agents…..regular checking on the central heating, organising repairs, dealing with the post, garden maintenance, disposal of furniture and rubbish clearance etc etc

And all this extra work included in your fee.
